Pest Control Prices in the UAE: What Determines the Cost? | Al Asfour Al Zahabi
A clear explanation of the factors that set pest control prices in the UAE: home size, pest type, infestation level, number of visits and warranty. Learn how to compare quotes and what warning signs to look for in very cheap offers.
"How much does pest control cost?" is one of the questions we hear most, and the honest answer is that the price cannot be set before knowing the home and the pest. At Al Asfour Al Zahabi, pest control usually starts from 150 AED for a small apartment and varies according to the size, the type of pest and the level of infestation. In this guide we explain each of these factors, how to read a quote and compare companies, and why the cheapest offer can end up costing you more.
Home size and type: studio, apartment or villa
The first thing any technician asks about is the size of the property, because size determines how long the work takes, how much product is used and how many technicians are needed. But size alone is not enough; the number of places that need treatment matters more than the square metres.
- Studios and small apartments: one kitchen, one or two bathrooms and a limited number of rooms, with the work usually focused on the kitchen and bathrooms. This is the category where prices start.
- Medium and large apartments: every extra bathroom, maid's room, store room and balcony means additional places with pipes, drains and cracks that need inspecting and treating.
- Villas: here the calculation changes a lot. A villa may have more than one kitchen, a large majlis, separate staff rooms, a roof and a laundry room, plus the garden, planters, irrigation lines, electrical rooms and generators. External treatment around the foundations and garden is a job in its own right.
- Towers versus small buildings: in towers, insects can come from neighbouring flats through shared AC ducts and plumbing, so the technician has to treat entry points more carefully. In older buildings in Sharjah and Ajman, and in areas such as Deira and Bur Dubai, there are more cracks and voids, which adds to the working time.
So do not be surprised if the company asks how many bathrooms and kitchens you have, not just how many rooms; these questions make the quote more accurate.
Pest type: why cockroaches cost differently from bed bugs and termites
Each pest has a different treatment method, working time and number of visits, and this is reflected directly in the price.
Cockroaches and ants
These are usually the simplest cases in apartments, especially when caught early. Treatment relies on gel and targeted application in the kitchen and bathrooms, and with German cockroaches a follow-up visit is usually needed because eggs hatch after the first treatment. American cockroaches coming from drains need treatment of the drains and entry points, and may require a plumbing problem to be fixed.
Bed bugs
Bed bugs are among the cases that need the most time and effort, because the technician inspects and treats every bed and frame, the sofas, carpet edges and nearby cracks, sometimes using high-temperature steam. Most cases need at least two visits. That is why bed bug treatment is usually priced higher than cockroach treatment for the same apartment, and rises with the number of infested rooms. You can learn more about the signs and treatment in our bed bug guide.
Termites
Termites are a completely different case. Treatment may involve injecting the soil around the foundations, treating infested wood, or installing bait stations and monitoring them over a long period. Termites are common in villas and farms, especially in Al Ain and agricultural areas, as we explain in our article on termites in Al Ain villas and farms. They are therefore usually priced after a site inspection and are often linked to a follow-up plan and a longer warranty.
Rodents, scorpions and snakes
Rodent control depends on finding and closing entry routes, installing lockable bait stations and traps, and following up until activity stops. In homes near the desert, treating for scorpions and snakes includes inspecting the outside perimeter and sealing openings. This work needs more than one visit and may include small repair jobs such as fitting mesh or drain covers.
Mosquitoes and flies
These depend on the source: standing water in the garden, rubbish or uncovered tanks. They may need regular external treatment in certain seasons, especially after rain, so the price is based on the outdoor area and the number of visits.
Infestation level, number of visits and warranty
Infestation level
A light infestation that started a few weeks ago is usually treated in less time and with less product. A heavy infestation that has lasted months and spread to more than one room needs longer work and more visits. That is why delaying pest control to save money often raises the cost later, because insects breed quickly in the UAE heat.
Number of visits
Some quotes cover one visit, some cover a treatment visit and a follow-up, and some are maintenance contracts with several visits a year. When you compare two prices, first check how many visits each one covers. A single-visit offer may look cheaper but may not be enough for German cockroaches or bed bugs, so you end up paying for an extra visit later.
Warranty and follow-up
A pest control warranty usually means the company comes back at no extra charge if activity continues within a set period, provided the instructions were followed. Ask about the warranty period, what it covers and what cancels it. A warranty usually does not cover new infestations coming from an untreated neighbouring flat, or cases where the homeowner did not follow the preparation and instructions. A written warranty with clear terms is better than a big verbal promise.
Residential versus commercial pest control
Prices for restaurants, offices, shops and warehouses are calculated differently from homes for several reasons:
- Frequency: commercial premises, especially those handling food, usually need regular scheduled visits rather than a single visit when a problem appears.
- Documentation: many premises need visit reports, records of the products used and maps of bait stations, to present during inspections, to building management or to a head office.
- Working hours: the work may be done at night or outside business hours so that trading is not interrupted.
- Size and complexity: a commercial restaurant kitchen has heavy equipment, many drains and grease, and needs more time than a home kitchen.
That is why commercial premises usually rely on annual contracts priced monthly or per visit, as we explain in our article on pest control for restaurants, offices and shops.
How to compare quotes
When comparing, do not compare the number alone; compare what the number includes. This is a list of what any good quote should make clear:
- Target pest: is the quote for cockroaches only, or does it include ants and other crawling pests?
- Areas covered: does it include all rooms, or only the kitchen and bathrooms? For a villa, does it include the garden, roof and staff rooms?
- Method: gel, targeted spraying, residual spraying or a combination? And why this method for your case?
- Number of visits and the follow-up date.
- Warranty: its length and terms, in writing.
- Products: their names, and confirmation that they are registered for household use in the country.
- Licence: is the company licensed for pest control work in the emirate?
- Instructions: will you receive written instructions for preparation and for returning home?
- Extra charges: are there fees for the call-out, transport or weekend work?
A practical tip: if there is a big difference between two quotes, ask the company to explain it. A serious company can tell you clearly why its price is higher or lower and what it includes.
Warning signs in very cheap offers
Not every low price is a bad sign; a small apartment with a light infestation does not need a big job. But be careful if a very low price comes together with one or more of these signs:
- A final price over the phone without a single question: not about the size, the type of insect or how long the problem has lasted.
- A quick spray of the whole home in minutes: with no inspection, no opening of cupboards and no reaching behind appliances.
- Unlabelled containers or refusal to name the product: which may mean products that are not registered or not intended for household use.
- A very strong smell that lasts for days: modern household pest control does not rely on a strong smell to prove it is working.
- Unrealistic promises: such as eliminating every insect in one visit whatever the infestation, or a product that needs no precautions at all.
- No invoice, no report and no clear company address: meaning there is nobody to go back to if the problem returns.
- A technician not linked to a licensed company: token-price offers on websites and groups from individuals working without a licence.
The problem with these offers is not only that they may not work. Random spraying can scatter insects into other rooms or neighbouring flats, making the correct treatment later harder and longer, and it can expose your family to substances you know nothing about.
How to reduce the cost without losing the result
- Act early: call at the first signs of activity, because a light infestation is quicker and cheaper to treat.
- Prepare the home well: emptying cupboards and making access easy reduces working time and the need for an extra visit. Use our pest control visit preparation checklist before the appointment.
- Follow the instructions after treatment: wiping away gel or treated edges can weaken the result and force you to repeat the treatment.
- Treat the cause: fixing a leak under the sink, fitting drain covers or sealing a gap around a pipe can save you many visits later.
- Combine services when needed: if you need deep cleaning and pest control together, ask about arranging them in one coordinated visit.
- Consider a maintenance contract: for villas with gardens or commercial premises, a regular contract can be better value than calling for every problem.
- Coordinate with neighbours or building management: in towers, treating your flat alone may not be enough if neighbouring flats are infested.
When do you need a pest control company?
If you see one large cockroach that came in from the balcony, cleaning and sealing gaps may be enough. But calling a licensed company becomes the better-value choice when you see insects in daytime or in more than one room, notice repeated bites or signs of rodents, or find wood dust and mud tubes that point to termites. In these cases every week of delay means a bigger infestation and a higher cost. Ask for an inspection and a written quote, and ask about every item we have listed before you decide.
Frequently asked questions
How much does pest control cost for a small apartment in Dubai?
The price usually starts from 150 AED for a small apartment and varies with the type of pest, the level of infestation, the number of bathrooms and the places that need treatment. It is best to get a quote after describing the case or after an inspection.
Why is bed bug treatment more expensive than cockroach treatment?
Because bed bugs do not eat baits, so they need inspection and direct treatment of every bed, sofa and nearby crack, and usually at least two visits. That means more time and effort than treating cockroaches with gel.
Does the price include the follow-up visit?
This varies between companies and between cases. Ask clearly how many visits are included and when the follow-up is before agreeing, and ask for it to be written in the quote or invoice.
Are villa prices always higher?
Usually yes, because a villa has more kitchens, bathrooms and rooms, plus the garden, roof and outside perimeter. But the price also depends on the pest: treating ants in a villa kitchen may cost less than treating bed bugs in a large apartment.
What usually cancels the warranty?
Not following the preparation or aftercare instructions, such as wiping treated edges or using shop pesticides, or a new infestation coming from an untreated outside source. Read the written warranty terms before agreeing.
Is the cheapest quote always bad?
No. A low price may be right for a simple case in a small apartment. What matters is that the quote is clear about the pest, the method, the product, the number of visits and the warranty, and that the company is licensed.
